The concentration of oxygen in air is actually higher than that dissolved in typical ocean water. Fish gills just tend to collapse when taken out of buoyant environments, eliminating most of their oxygen-absorbing potential. Theresa—being bipedal, erect, and generally structurally sound on land—should be fine. She just needs to make sure to keep them moist and breathe by repeated swallows and chest expansions.
Seriously, if you were to put fish inside the ISS where buoyancy doesn't matter, they'd survive, though they'd obviously be extremely confused. I love knowing biology.

Theresa: Nowdays I do survive on dry land without my mask, as long as I don't end up to a desert or other extra-dry enviroment ^^ .

Well, the technique (for land breathing in bipedal gilled sapients) would depend on conscious effort, so it'd take some time to learn, and even more time before it would be safe to do it regularly in case they forget to breathe. Also, it couldn't be used for sleeping, for obvious reasons, and it may be more comfortable to just wear the mask in the day anyway. So, there's a few other potential reasons why she would appear with it.
